HOA & condo associations

A high standard of service for every community we manage

UTZ helps HOA boards in Carroll, Frederick, Baltimore, Howard and Anne Arundel Counties run their communities: finances, vendors, meetings and homeowner communication. We also take on condominium associations. No service tiers, and no drop in service based on price.

No tiers

We don't sell service in tiers or packages. Every community gets a high standard of service, large or small.

Priced to your community

Pricing is set per community, based on the work it actually needs, so you aren't paying for a package built for someone else.

Communities stay

Communities typically stay with UTZ for five years or more.

Changing management companies

How a transition to UTZ works

  1. Review your current contract. Check the notice period, renewal date and any terms for ending the agreement. We suggest your association's attorney review it with the board.
  2. Tell us about your community. Use the proposal form below. We learn what your board needs and prepare a proposal priced to your community.
  3. The board decides. If you choose UTZ, the board gives notice to the current manager under the terms of your contract.
  4. We coordinate the handoff. We work with your prior manager to transfer governing documents, homeowner records, vendor contracts and the association's financial records and accounts.
  5. Homeowners get set up. We introduce ourselves to homeowners and move payments and documents to the UTZ homeowner portal.

Questions to ask any management company

Whether you choose UTZ or someone else, these questions help a board compare proposals.

  • Is service the same at every price, or is it sold in tiers?
  • Who is our day-to-day contact, and how quickly do they respond?
  • What financial reports does the board get, and how often?
  • How are vendors chosen and bids collected?
  • What does the contract say about notice and ending the agreement?
  • What happens to our records and funds if we change managers later?

Questions boards ask us

How is pricing set?

Each community is priced on its own, based on the work it needs. We ask about your community in the proposal form and build the proposal from there.

Do you offer different service levels?

No. There are no service tiers. Every community gets a high standard of service, large or small. Your price reflects how much work your community needs, not a different level of service.

How long do communities stay with UTZ?

Communities typically stay with us for five years or more.

Is UTZ a member of CAI?

Yes. UTZ is a member of the Community Associations Institute (CAI).

Can homeowners pay assessments online?

Yes. Homeowners pay and find community documents in the online homeowner portal.

How do buyers and sellers get resale documents?
