12-Month Tenant Placement Guarantee
We stand behind every tenant we place. If they leave in the first 12 months, you won't pay us to find the next one.
How it works
- We place your tenant. You pay the standard leasing fee (one month's rent).
- The guarantee starts on the lease start date and runs for 12 months.
- If the tenant leaves early, we re-market, show, screen and sign a new tenant with no second leasing fee.
Conditions
- Your property stays under an active UTZ management agreement.
- The property is in rent-ready condition for re-leasing.
Exclusions
The guarantee doesn't apply when:
- The tenant ends the lease early because of active-duty military orders to a new location.
- The tenant was placed by the owner, not by UTZ.
- The tenant was already in place when UTZ took over management.
Questions
What does the Tenant Placement Guarantee cover?
If a tenant UTZ places moves out or the lease ends early within the first 12 months, we market and re-lease your property without charging a second leasing fee.
Do I pay anything to re-lease?
No second leasing fee. Normal costs such as turnover repairs and the monthly management fee still apply as described in your management agreement.
Who qualifies?
Owners with an active UTZ management agreement whose property was leased by UTZ. The guarantee runs for the first 12 months of the lease we place.
