Resources for Current & Prospective Tenants
Tenants should have high expectations for the properties they live in, and we have high
expectations for our residents as well. A great relationship depends on communication
and understanding roles and responsibilities. As a tenant in an UTZ Property
Management home, you’ll be expected to do the following:
Comply with the terms of your lease.
Keep your home clean and well-maintained.
Respect the privacy and quiet enjoyment of other tenants.
Provide reasonable access to the landlord and/or the property manager, for repairs, inspections,
or to show the property to prospective tenants.
Follow the rules and use the home and its appliances and systems only as they are meant
to be used.
Provide us with proper notice before you vacate the residence.
Some things you need to know:
Rent is due on the 1st of the month, and considered late on the 5th of the month. You
can pay online via the tenant portal. If you want to pay at the office,
you’ll need a cashier’s check. Cash is not accepted.
Inspections will be scheduled at move-in, move-out, and six months into your lease. If
the owner of your property requests additional inspections, we’ll talk
to you about those.
You can call our maintenance line 24 hours a day and 7 days a week to request a repair
or report an emergency.

If you liked the property, you can apply online.
We’ll be notified right away that you’ve submitted an application, and we’ll get
in touch to request additional documents like income verification. We’ll
let you know when everything is received.
We confer with the property owner and screen your application. When all requirements
are submitted completely, we can approve your application as quickly as
48 hours. Congratulations on finding a new home!
