Property Management FAQ

1. Rental Marketing

Utilize Showingtime for appointments and feedback
Provide 24 Hour Marketing of your property and prospective tenants, using website, signs, and texting technology
Provide weekly updates to the owner on all vacancies
Prospective Applicants have access to vacant units when it is convenient for them (8am-8pm Sun-Sat)  

2. Tenant Screening

Thoroughly Screen all prospective tenants following all Fair Housing Laws
Take initial photos of the property prior to tenant moving in
Draft a lease and any addendums for the property
Re-key each property 

3. Collect Rent

Collect Rent through Epayment
Assess Late fees, if needed
Maintain a separate account for tenant Security Deposits.

4.  Owner Portal

Complete access to each property 
Full accounting records, and copies of invoices
Direct Deposit monthly Payments into owner bank account

5. Maintenance 

Provide a 24-hour emergency phone line for tenants 
Notify Owner of any repair request and when it will be completed
Obtain repair bids and notify owner prior to any excessive expenses
Charge residents any fees based on lease agreement and addendums 

6. Eviction Coordination

Act as a collections department and contact tenants who have not paid rent
File eviction on any tenant with past due balance
Obtain Make Ready Bid 

7. Move- Out Procedures

Schedule a Move-Out walk through with the tenant
Take Multiple Photos of every room and highlight any areas where damage may be caused.
Disburse the tenant security deposit refund
